Listed buildings carry layers of history, craftsmanship and cultural significance that demand a thoughtful, informed approach- one that respects their past while enabling them to evolve for modern living.
Our work is grounded in a deep understanding of heritage assets, from modest vernacular cottages to substantial country homes and city townhouses. We approach each project individually, using our in-house AABC conservation accreditation to carefully analyse the building’s fabric, significance, and setting to inform a design strategy that is both sensitive and ambitious.
We have extensive experience navigating the complexities of listed building consent, working closely with conservation officers, heritage consultants and local authorities to achieve successful outcomes. Our goal is to produce proposals that are clear, well-reasoned and rooted in an understanding of what makes each building special, ensuring that ensure the approvals process is as simple as possible.
Rather than imposing a predetermined style, we look to reveal and enhance the inherent character of a place. Interventions are carefully judged, whether through discreet contemporary additions or the repair and reinstatement of traditional details, ensuring that new work sits comfortably alongside the old.

A common misconception of listed buildings is that they are somehow ‘frozen in time’ and incapable of accommodating change but, with the right approach, this doesn't not need to be the case.
At an early stage, we provide clear and pragmatic advice on what is likely to be achievable within the constraints of a listed building. This includes identifying potential risks, opportunities and key considerations that may influence the direction of the project.
By establishing a realistic brief and strategy early on, we help clients avoid abortive work and move forward with greater confidence and clarity.

We prepare comprehensive heritage statements and supporting documents that clearly articulate the significance of the building and the rationale behind proposed works.
Our approach focuses on clarity and structure, setting out how proposals respond to the building, minimise harm and, where appropriate, enhance its character. We manage the preparation and submission of Listed Building Consent and associated planning applications, ensuring that all documentation is coordinated, accurate and aligned with relevant policies.
Particular attention is given to how proposals are presented, both in written and drawn form, to ensure they are clearly understood and appropriately justified. This helps to streamline the assessment process and improve the likelihood of a successful outcome.

We engage with conservation officers, planning authorities and other stakeholders throughout the design and application process. Early and constructive dialogue is often key to resolving potential issues and shaping proposals in a positive way.
Our role is to facilitate and support this process, responding to feedback, refining proposals where necessary and ensuring all stakeholders in the process are acknowledged in the development of the proposals.

Working with existing buildings requires a detailed understanding of traditional construction techniques and the complexities that can arise during alteration. We develop technical information that responds carefully to the existing fabric, considering how new elements interface with old.
This includes resolving junctions, sequencing works and anticipating site conditions, ensuring that proposals are not only appropriate in principle but also practical to deliver.
Where the unexpected arises on site, inevitable when working on buildings shaped by many pairs of hands over time, we are on hand with experience and knowledge to ensure solutions are found quickly and effectively, working hand-in-hand with our experienced heritage contractors.
We have experience of working on a range of listed buildings, including Grade II, II* and I, as well as Scheduled Ancient Monuments. We bring a structured and informed approach to working with listed buildings, combining design sensitivity with a clear understanding of heritage and planning processes.
